How Much Can Your ADU Actually Rent For?

One of the first questions homeowners ask when considering an ADU is: how much monthly rent can I realistically charge? The answer depends on location, size, finishes, and what's included — but Southern California is among the highest-rent ADU markets in the country.

What Drives Higher Rents?

Several factors significantly impact the rent you can charge:

Private entrance. Tenants pay a premium for a dedicated entry separate from the main house. Even a side gate with a private path adds perceived value.

In-unit laundry. A washer/dryer hookup or stacked unit is one of the highest-value amenities in an ADU. Expect to charge $150–$250 more per month.

Dedicated parking. Many renters in LA have cars and need guaranteed parking. If your lot allows a second parking space for the ADU tenant, you can command higher rents.

Modern finishes. Quartz countertops, modern cabinetry, and updated flooring photograph well on rental listings and attract quality tenants willing to pay top-of-market rates.

Central HVAC. Window units are a dealbreaker for many renters. A mini-split system is standard and expected in premium ADUs.

Short-Term Rental Potential

Some homeowners explore Airbnb or VRBO for their ADUs. In the right neighborhoods — near tourist attractions, medical centers, or universities — short-term rents can reach $150–$300/night, yielding $3,000–$6,000 per month at 50–70% occupancy.

Note that LA County and individual cities have their own short-term rental regulations. Always verify local rules before listing on Airbnb.
